Case study: Professional approach for knock down rebuild project

When Pela and Chris Covington walked into the ANSA Homes display home, they were instantly impressed with the design and quality of the home, as well as the professional approach from the ANSA people.

The couple had decided that they wanted to knock down and rebuild on their block in Georges Hall in Sydney’s south west, and wanted to find a building company to build a duplex.

“We liked the area where we live and had a nice size corner block that was underutilised, so decided that a duplex would allow us to have a brand new home and have an investment property to rent out.

“Our existing home was old with a leaking roof, cracks in the wall, and shifting foundations. We’d renovated when we moved in 20 years ago but felt we needed to upgrade. The concept of a knock down rebuild project was very attractive,” said Pela.

Knock down rebuild projects have become increasingly popular since the early 2000s following rapid increases in land prices alongside decreasing lot sizes in major cities. They are particularly popular in established suburbs like Georges Hall .

“We were impressed with the quality of the display home we saw with ANSA and with the ANSA staff who were so professional. Some of the larger building companies that we spoke to didn’t want to help once they heard we wanted to do something a little bit different from their standard designs. We could instantly see that we could have a one-stop-shop with ANSA.

“The ANSA display home was gorgeous. It was high quality and the finish was great. It also had a great open and airy kitchen and dining area which really suits our lifestyle. Their designs were innovative and they utilised the kitchen and dining space as one open area. It just flowed and wasn’t disjointed like other designs we saw,” said Pela.

Pela and Chris both have large extended families and love to entertain and have overseas family to stay, so a large functional entertaining area was high on the priority list.

“Right from the first conversation, the ANSA Homes people were so accommodating and happy to take on challenges where other home companies wouldn’t do it.

“Our initial plan was to build a duplex with two adjoining homes of similar size. Unfortunately, we ran into some issues with bank valuations, council approvals and finance so we had to change our plans.

“But before we got to that stage, we demolished our old house because we had the verbal go ahead from the bank. So now we’re renting a house until our new house is completed. While that was a setback, we headed back to the drawing board with ANSA Homes who were very accommodating.

“We eventually settled on a design that is a six-bedroom home and a separate two-bedroom granny flat. And I’m pleased to say we’re about to start building,” said Pela.

With ANSA Homes’ help, Pela and Chris took three ANSA plans and mashed them together – the downstairs layout of one, the upstairs of another but flipped around, and the façade of a third ANSA design.

“I knew what I wanted, and ANSA was very accommodating and patient. We’re no fuss people, but we didn’t want a cookie-cutter approach that so many of the builders seem to offer,” said Pela.

The new home will feature six bedrooms in the main house and two in the granny flat. One of the bedrooms will serve as a home office for Pela to work from home. Her role as Finance Director of a tool wholesale company has been home-based during the COVID pandemic.

The upstairs area of the new home will feature several guest bedrooms and bathroom, ready for when overseas visitors are allowed to return. Also upstairs will be a retreat for Chris to enjoy.

Downstairs there will be a large open living area, spilling out onto an alfresco dining area. The kitchen will include a walk-in pantry and island bench.

“Our focus is on entertaining. I love cooking and having friends and family around to eat good food and drink wine. In our new kitchen we’ll have two large wine fridges to accommodate our large wine collection,” said Pela.

The granny flat that they will rent out includes two bedrooms, kitchen, bathroom, alfresco area, and a separate parking area.
