Here’s a look at the typical site costs that you can expect to pay for when building your new home. Above all else, if you’re comparing site costs between builders, make sure that you understand exactly what you’re are comparing. You don’t want to be lured in by a cheaper price, only to realise that price doesn’t include extra site costs that will later be added. Beware of what is NOT written as much as what IS written.
Soil testing must be undertaken to establish how likely it is that the soil will move, expand and contract with different levels of moisture content. It allows building experts to undertake an investigation of the soil type, salinity, and reactiveness to determine the foundational requirements for your home.
It will allow the builder to determine the type of slab and the total amount of piering your home will require.
Service connections include things like gas, electricity, telecommunications, stormwater, plumbing and sewer line connections. This is important on both a brand new housing estate and in an established suburb. Costs will vary depending on the total distance and the difficulty of the connection.
Generally speaking, the flatter the land, the less you have to pay for site costs. With slopes and uneven terrain, a lot has to be done to ensure stability, whether it is levelling or using steel and concrete for the foundation and the structure. During a site or contour survey, an expert will check the slope of your site and this will determine the cut and fill amounts, slab levels, spoil removal and drop edge concrete beams your home will require. In our experience, none of these costs are typically included in a “base price” or the “standard inclusions” of a home with most home builders in Sydney.
Vegetation clearing & spoil removal
If you’ve acquired a block of land in an established suburb, there could be costs relating to the removal of unusable materials, such as dirt or excess grass and vegetation from your land. These are usually identified during the site inspection and survey process. The amount required will be subject to the design and siting of your home. A builder can help design to minimise any unnecessary costs associated with this. A reputable builder can determine and tell you the costs with a contour survey up front.
Piers are often the forgotten heroes of a dream home. They sit quietly under your concrete slab and the cost involved can vary greatly. Piers are drilled into the earth (underneath your concrete slab) until each one reaches soil that is of the same strength or load-bearing capacity. This gives your house uniform support across the whole slab. This can be determined with your soil test at the tendering stage. Don’t fall for ‘allowances’ by the builder in the tender.
Site access requirements
Site access can be an issue, particularly in established suburbs where your building site will be surrounding by existing dwellings. Your builder will need to identify any additional costs that may be required for moving or handling construction materials on your land. This can include fencing and even special scaffolding to meet work and safety requirements.
