Site cost questions to ask before committing to a home builder in Sydney

Before you commit to building your dream home with a home builder in Sydney, you need to truly understand all the hidden costs associated with home building. One area that can be daunting is site costs – the expenses associated with getting a block of land ready to be built on. For some sites, site costs can be the most underestimated cost of building your new home – and often the one with the largest variability. Often builders will under allow or not allow for certain site costs to make the initial price seem cheaper.

Not all building tenders are created equal. When you get a tender from ANSA Homes, it will include final, itemised costings for ALL site costs without all the loop holes that allow other builders to charge more later.

Here’s a look at the typical site costs that you can expect to pay for when building your new home. Above all else, if you’re comparing site costs between builders, make sure that you understand exactly what you’re are comparing. You don’t want to be lured in by a cheaper price, only to realise that price doesn’t include extra site costs that will later be added. Beware of what is NOT written as much as what IS written.

Soil testing

Soil testing must be undertaken to establish how likely it is that the soil will move, expand and contract with different levels of moisture content. It allows building experts to undertake an investigation of the soil type, salinity, and reactiveness to determine the foundational requirements for your home.

It will allow the builder to determine the type of slab and the total amount of piering your home will require.

Service connections

Service connections include things like gas, electricity, telecommunications, stormwater, plumbing and sewer line connections. This is important on both a brand new housing estate and in an established suburb. Costs will vary depending on the total distance and the difficulty of the connection.

Site survey

Generally speaking, the flatter the land, the less you have to pay for site costs. With slopes and uneven terrain, a lot has to be done to ensure stability, whether it is levelling or using steel and concrete for the foundation and the structure. During a site or contour survey, an expert will check the slope of your site and this will determine the cut and fill amounts, slab levels, spoil removal and drop edge concrete beams your home will require. In our experience, none of these costs are typically included in a “base price” or the “standard inclusions” of a home with most home builders in Sydney.

Vegetation clearing & spoil removal

If you’ve acquired a block of land in an established suburb, there could be costs relating to the removal of unusable materials, such as dirt or excess grass and vegetation from your land. These are usually identified during the site inspection and survey process. The amount required will be subject to the design and siting of your home. A builder can help design to minimise any unnecessary costs associated with this. A reputable builder can determine and tell you the costs with a contour survey up front.

The piers

Piers are often the forgotten heroes of a dream home. They sit quietly under your concrete slab and the cost involved can vary greatly. Piers are drilled into the earth (underneath your concrete slab) until each one reaches soil that is of the same strength or load-bearing capacity. This gives your house uniform support across the whole slab. This can be determined with your soil test at the tendering stage. Don’t fall for ‘allowances’ by the builder in the tender.

Site access requirements

Site access can be an issue, particularly in established suburbs where your building site will be surrounding by existing dwellings. Your builder will need to identify any additional costs that may be required for moving or handling construction materials on your land. This can include fencing and even special scaffolding to meet work and safety requirements.

Certainty in home building in Sydney

Certainty in all aspects of your build, from site inspection to soil testing, contour surveying, BASIX requirements, site access requirements, and zoning and planning requirements, is what you should demand from your builder.

When we provide you with a fixed tender cost for your new home, the price will not change – not even by a single dollar – as we build your home. That’s the ANSA Certainty Promise, from us to you.

Planning to buy your second home? Why not consider building new?

As experienced home builders in Sydney, we understand that there is an element of success that comes with purchasing your second home. This is a time when you can start choosing more of what you truly want in your home, not merely what you can afford.

Whether you built new or bought existing, your first home would have seen you make compromises, but, you’re in a different position now. One that gives the power to choose. So, to help you out, we’ve compiled a list of the key benefits you’ll get when you choose to build your second home from new.

A new location, or the location you know and love?

Location is one of the most important facets when purchasing land. The location of your first house may have been based on affordability, but when building your second house you are in a position to build where you really want to live. You have equity, and that gives options.

However, you may already have everything you want where you live right now. Maybe your house needs changing, but not your location. ANSA Homes specialises in knock down rebuilds, which is the perfect option if you love where you live, but not the house you live in. With knock down rebuilds the possibilities are endless, and with ANSA Homes the KDR process is simple and pain-free.

When building a new home you need to know – at the very start – exactly what costs you are committing to. And this is why ANSA Homes was created. When you build with ANSA Homes, the lines are never blurred. Our commitment to you is certaintyin every single aspect of building your new home, from design and pricing to service, process and expertise.

Designing the home you really want to live in

When considering purchasing your second home, those luxury inclusions that may not have been accessible before are now definitely on your ‘must have’ list. However, when looking at existing homes to buy you still often have to compromise. But by choosing to build new for your second home, ANSA Homes can work with you closely to bring your entire wish list to life.

Like that chef’s kitchen you have always dreamed of, the one with a butler’s pantry and its own prep area. Or maybe it has a large island bench where the family can gather to catch up while meals are being prepared. Soft close drawers? Stone benchtops? Why not? After all, it’s your dream home; have it just the way you like it.

Or maybe you have grown kids or elderly relatives living with you. Everyone loves a little privacy and peace and quiet, which can be difficult when you have a full house. That’s why features like the flexible floorplan of our new Brooklyn 31 design, which gives privacy and independence under the one roof, are ideal for a second home buyer. By the way, you can view the Brooklyn in person at Homeworld Marsden Park.

Or perhaps you’d like to become a bit more financially savvy? Our Lellah 39 design (which can be viewed at Oran Park Town) boasts a generous five bedroom house with attached granny flat with a separate entrance and courtyard. You even have the option of changing the fifth bedroom into a teenager’s retreat, studio apartment or home office! It’s your home, and ANSA Homes can help you make it whatever you want it to be.

Designed for the now, with an eye on the future

At ANSA Homes, we take the time to get to know the needs of you and your family. Not just what you need now, but also what you will need from your home in the future. Each and every ANSA home is designed to Livable Housing Australia’s Gold Standard of Livable Housing Design Guidelines. This means more generous dimensions to allow wheelchair access when needed, as well as easier mobility and access to the rest of the house for the injured. Designing to this criteria is a form of future proofing, and is ideal for second homes and multi-generational living.

Every home we build is tailor-made to meet the specific needs of the family who will live in it. Every little detail is carefully considered and scrutinised before we present it to you. This is just another way that we deliver certainty in homebuilding in Sydney.

The ANSA Certainty Promise explained

It is said that the only things certain in life are death and taxes. Well, we can tell you from our experience as home builders in Sydney that this is not the case. There’s a third certainty in life, and that’s the Certainty Promise from ANSA Homes. But what is ANSA’s Certainty Promise and what does it mean for you? Allow us to explain.

Enjoy certainty with a home builder in Sydney

The ANSA Homes team has been in the building industry for many years, and over that time we have seen many Sydney home buyers be told the “fixed” price of their build up front, only to discover further into the process that essential costs had been left out. What they end up with is a final price that is much more than what they had initially been quoted as “fixed”.

So, what do we mean by “certainty”? Well, there are five crucial areas of your build where we will provide certainty.

  • Certainty of Price: True transparency in pricing. No hidden costs at all.
  • Certainty of Process: Airtight approach to building homes through our years of experience.
  • Certainty of Design: Innovative, award-winning design.
  • Certainty of Service: Personalised customer service.
  • Certainty of Expertise: Local knowledge and proven credentials.

What the ANSA Certainty Promise means for you

What does this all mean for you? It means that we can deliver your dream home exactly how you want it – and at the exact price that we give you up front. At ANSA Homes, we don’t believe in so called fixed price estimations. Our model is simple – you get the final price first. A hassle-free journey to a completed build is what sets ANSA Homes apart from other home builders in Sydney.

As illustrated below, from the first “Hello” our price for your build never changes. We do the hard work – site inspections, soil testing, surveys, and so on – at the beginning. None of this information can be obtained simply from an internet search; your builder needs to actually visit your site to determine these critical details that will impact the cost of building your new home. With our certainty of price comes peace of mind for new home builders in Sydney.

In most situations, home builders in Sydney will estimate most of your site costs or provide what’s termed “minimum allowances” in order to keep the tender price low. What they may not tell you is that they expect these costs to increase once they get on site.

At ANSA Homes, we include all your site costs up front, including

  • Soil Testing;
  • Service Connections;
  • Site Survey & Contour Surveys;
  • Vegetation Clearing & Spoil Removal;
  • Benching or Cut and Fill;
  • Piering;
  • Slab Type & Drop Edge Beam Requirements;
  • Site Access Requirements;
  • BASIX Evaluation; and
  • Site Reports & Council Requirements.

Having these items accurately priced from the very start as part of the ANSA Certainty Promise provides you with clarity around the true cost of building your new home. That’s the difference between building a home and building an ANSA Home.
